Dreamland Villa, Sunland Village, and Fountain of the Sun are 55 plus communities, Leisure World is age restricted, and together those neighborhoods alone hold roughly twelve thousand homes built between 1959 and 1994. The most requested change in all of them is the same: the original tub comes out and a low-threshold or curbless walk-in shower goes in, with a bench, blocking in the walls for grab bars, and glass that is easy to move through.
That work is a remodel, not a swap. Done right it means new valves and drain work, proper waterproofing, and tile that will not turn into a maintenance problem. National market ranges for a tub-to-shower conversion run about $3,500 to $15,000 depending on how custom the tile and glass get. We scope it honestly, and if a prefab pan serves you better than custom tile, we will say so.
The city of Mesa publishes its own water hardness: 12 to 22 grains per gallon depending on where you live, and the city itself points to the white, chalky film on faucets and shower doors as the evidence. Anything over about 10 grains counts as very hard. That scale is not just cosmetic. It shortens the life of cartridge valves, clogs aerators and shower heads, and etches glass over time.
A remodel is the right moment to fight back: quality valves that tolerate scale, a softener loop roughed in while the wall is open, and glass treated or specced with hard water in mind. It costs a little during the project and saves the fixtures you just paid for.

Center St. Everything runs electronically through the city's DIMES portal, plan review takes up to ten working days on the regular track, and the city notes HOA approval should come before the city permit where one applies.
A tub-to-shower conversion usually touches the drain, which puts it on the permitted side of the line. We handle that paperwork as part of the job. One more Mesa wrinkle: if your home sits in one of the city's historic districts, exterior-visible changes can need a Certificate of Appropriateness, so we flag that early when it applies.
