Desert ground in this part of Arizona can hold caliche, a hard layer that resists digging and slows drainage. Other spots carry expansive clay, which swells when it gets wet and shrinks as it dries. Either one can move a slab that sits on a weak base. That is why the base gets the most time on our jobs. We dig to the right depth and compact the subgrade, then set the thickness for the load. Control joints give the concrete a planned place to crack as it shrinks.
The Town's adopted residential code lists no ground snow load and a frost line only 12 inches deep. Freeze damage is a small worry here, and heat is the bigger problem. Hot sun and dry air can pull water out of fresh concrete too fast, which weakens the surface. In summer we start early to beat the heat. Monsoon season runs June 15 to September 30, and its storms send runoff across yards. Patios and walks get a slight slope so water drains away from the house.
The Historic District has its own design review for historic properties. The Town runs a Historic District Advisory Board, and its development services include historic preservation. A home listed on the National Register can still be changed, the Town's FAQ says. It points owners to the Secretary of the Interior's Standards. On an older lot, the job might be tearing out a worn driveway or walk and pouring a new one. If the home is a historic property, talk to the Town before the design is set.
Anthem at Merrill Ranch is the second Anthem development in Arizona, built by Pulte and Del Webb. The Town describes it as about 3,191 acres inside Merrill Ranch, a mixed-use community of about 8,970 acres. Anthem holds Sun City Anthem, an active adult community, and Anthem Parkside, a traditional single-family community. On a newer Anthem home, the job might be a driveway extension or a bigger back patio. If your community has an HOA, check its design rules before you plan an RV pad or a wider driveway.
We pour new driveways, replace worn ones and extend them for another car or a side gate. Side-yard walks and back patios tie the house to the rest of the lot. An RV pad or parking slab gives a trailer or motorhome a solid place to park. Shed and shop slabs carry storage buildings and work spaces. Steel building pads are set to the building maker's anchor bolt plan. We also pour pickleball and sport court slabs. Pool deck work covers new decks, extensions and tear-out and replacement.
Inside town limits, building permits run through the Town's Building Safety Division. Residential applications go in through the Town's online permitting portal. The application asks for a site plan showing property lines, setbacks, existing structures, streets and the location of all utilities. The form says no work starts until plan review is complete and the permit is issued. Owners of a historic property in the Historic District start with a pre-application meeting at Community Development. That meeting covers the Town's Historic Design Review, so ask there whether a new driveway or front walk needs it. If your parcel sits outside town limits, confirm the permit path with Pinal County instead. We tell you up front whether your project needs a permit and what the Town will ask for.
